OUR STORY
Melvin Phillips and Kedra Phillips-Flippin are 7th generation Georgians that grew up in the South DeKalb community just outside of Atlanta. In January 2019 the brother and sister team along with William Flippin Jr formed, “Phlip Smart Property Solutions, LLC”. Melvin and Kedra have seen a lot over the years growing up in the South, which has inspired them to become business owners in the community. One of their biggest motivators came from losing over 1200 acres of land in South Georgia, in their family’s prior generations, because of the lack of knowledge and resources. The Mission of “Phlip Smart Property Solutions, LLC” is to work together to create home ownership and generational wealth for their family as well as other families that live in their community. They will work to maintain the highest level of dignity and integrity when buying, remodeling and building properties from the ground up.
“Phlip Smart Property Solutions, LLC” offers a unique combination of advantages that is unmatched by their competitors. Compared to the other "lease-to-own" options, they differentiate themselves by offering a strong mix of new construction versus renovated properties. Their goal is not to renovate properties as cheap as possible to maximize profits. They want to build quality products at affordable margins. New homes have proven to appreciate more than resale’s as builders continually increase prices after every 2-3 homes are sold in a community. They are able to build a sustainable model for success when combined with their renovated property solutions.
The co-foundering team has a great combination of real estate and savvy business sense. Kedra Phillips-Flippin, the company leader, gained much experience in business administration throughout her career. Because their success depends on relationship building, Dr. Flippin's experience will ensure they build bridges between themselves, their clients and their business partners. Melvin Phillips is a licensed real estate agent and a battle-tested sales executive. His history of strategic planning and sales achievement will help them to reach their financial objectives. Together they have come up with a fresh concept and an ambitious but achievable plan to build it into a thriving new business.

We the Phlip Smart Team accredit a lot of our success to the Operation Hope Small Business Cohort. Competing against over 20 other small businesses in the Cohort and winning the "Operation Hope Shark Tank Challenge" was invaluable! Since graduating from the small business cohort we have been able to incorporate an array of small business practices, which in turn has landed us multiple contracts. We have acquired land, set up joint venture opportunities, started building single family homes, renovating single family homes and also renovating commercial properties.
FORTUNE BUILDERS MASTERY
With starting a new company in 2019, we had so many questions concerning real estate. We did not want to just jump into the mechanics of the business first. Before we started operating the machine of the business, Fortune Builders Mastery helped us drill down on the evaluation piece concerning the hands that are working on the machine and the mind creating it. We wanted to get our foundation RIGHT! Fundamentals dictate strategy. If you don’t learn fundamentals first, your strategy will not work.
ATLANTA REIA
The Atlanta REIA Group is an educational and networking group that has helped us focus on the acquisition, renovation and retail resale (fix and flip) of single-family homes. The true purpose of the group is to cater to all levels of knowledge and experience in the real estate investor world. The group provides access to local, national and international experts, trainers and experienced investors. This network of people are actively investing and provides access to local vendors and service providers that matter.
